Marina del Prat Vermell is Barcelona's biggest urban renewal bet. A decade ago this was abandoned industrial land south of Montjuic; now it is filling with brand-new apartment blocks, modern schools, and freshly planted boulevards designed with wide sidewalks and cycling infrastructure. The new L10S metro stations at Foc and Foneria have improved connectivity, though the line's coverage is still limited compared to the older metro network. Two-bedrooms average EUR 950, and rents are climbing at +12% year-over-year as the development takes shape. The neighborhood feels like a construction site that is about 60% finished - there are gaps between buildings, some streets feel empty, and local shops are still sparse. But the apartments are new, energy-efficient, and spacious by Barcelona standards. For budget-focused relocators willing to live in a work-in-progress neighborhood in exchange for modern housing at below-average prices, Marina del Prat Vermell offers something rare: genuinely new construction without leaving the city limits.

Living in La Marina del Prat Vermell

La Marina del Prat Vermell is not a finished neighborhood yet. It covers about 80 hectares of former industrial land between La Marina de Port and the Zona Franca estate, and Barcelona is rebuilding it as the city's biggest new housing area. Only around 1,200 people lived here in 2019; the plan is roughly 30,000 residents in about 12,000 homes, so new apartment blocks stand next to empty plots and active building sites. Nearly all housing is new build, and a large share is public or protected, which is drawing young families and first-time renters rather than long-settled locals. Streets are wide and quiet, services are still thin, and for daily shopping most people lean on neighboring La Marina de Port.

Getting around

The metro here is the L10 Sud. Foneria and Foc stations, open since September 2018, run toward La Torrassa and Collblanc, where you change to L1 and L5 for the rest of the city. Several city bus routes run along Passeig de la Zona Franca on the neighborhood's edge. Placa d'Espanya, with L1, L3 and FGC trains, is roughly 3 kilometers away, about a 40 minute walk, so people ride. The land is completely flat, which makes cycling easy, and new streets are laid out with modern widths as each sector gets urbanized.

For families

Family facilities are arriving in stages, a little behind the housing. The first big park, Parc de les Tretze Roses, opened in 2024, and residents chose its name in a public vote. The local school, Escola Enric Granados on Passeig de la Zona Franca, serves both Marina neighborhoods and is becoming an institut escola: secondary years are being added from the 2025-26 course, so children can stay from age 3 to 16. A municipal nursery for 100 to 150 children is planned at Carrer de l'Acer 10. For healthcare, residents currently use CAP Doctor Carles Ribas in La Marina de Port next door; the city is ceding a plot on Carrer del Cobalt for a new CAP as the population grows.

Before you rent

This is an active urban development zone and will be for years. Land is prepared and built sector by sector; Sector 6 was approved in February 2025 with 893 homes, 424 of them protected. Around half of all planned housing is protected or public, much of it allocated through official channels rather than the open market. What you rent will be new, with lifts and modern insulation, but expect construction noise, unfinished streets and services that trail the housing. Before signing, check which sector your building is in and what is scheduled to rise around it, because your view today may be a construction site next year.
