Zona Franca
Locally known as la Zona Franca-Port
Zona Franca is Barcelona's industrial heartland, and calling it a neighborhood is generous. Most of the area is occupied by logistics centers, factories, and the port's commercial operations. Residential options exist but are extremely limited, and the urban fabric is dominated by warehouses and wide industrial roads rather than walkable streets. At EUR 850 for a two-bedroom, it has the lowest rents in Barcelona proper. The L10S metro at Zona Franca provides a transit link, but you will need it - walkability is a 3 out of 10. There are no schools worth mentioning, no nightlife, and minimal green space. The port and airport are close, which matters if you work in logistics or trade. For the vast majority of relocators, Zona Franca is not a place to live - it is a place to work. Only consider this if housing cost is your absolute top priority and you do not mind a car-dependent, industrial environment.
